One of the most important updates for prospective buyers is that model homes are now underway at Kingston.
The community’s official website currently states that models are under construction, with sales and model openings planned for fall 2026.
This is an important stage for buyers who have been following Kingston since the project broke ground. As models begin opening, shoppers will finally be able to experience floor plans, finishes and neighborhood layouts in person.
Kingston’s first neighborhoods are expected to feature homes from several major builders, including Lennar, Pulte Homes, Neal Communities and Taylor Morrison.
🏡 Kingston South and Esplanade at Kingston
The first phases are beginning to establish what the overall Kingston lifestyle may look like.
Kingston South, located south of Corkscrew Road, is planned to include both single-family homes and villas from Lennar, Pulte and Neal Communities.
On the north side of Corkscrew Road, Esplanade at Kingston by Taylor Morrison is expected to offer single-family homes and condominiums with a resort-style focus.
For buyers, this means Kingston is not being designed around just one type of home. The community is expected to offer several housing styles and price points as development progresses.

One of the most notable features of Kingston is the scale of the project.
Plans call for approximately 10,000 residences and around 700,000 square feet of commercial and retail space.
The official Kingston site also highlights approximately 3,287 acres of preserved and restored natural areas, with an emphasis on wetlands and wildlife protection.
That balance between development and conservation could become one of Kingston’s most distinctive characteristics.
🛍️ Shopping and Everyday Convenience Are Part of the Plan
Kingston is being developed as more than a residential neighborhood.
Approximately 700,000 square feet of future retail and commercial space is planned within the community, meaning residents could eventually have shopping, restaurants and everyday services much closer to home.
The community also plans Kingston Village Parkway, a major roadway and shared-use corridor intended to connect neighborhoods, retail destinations, recreation and school areas.
🚗 Corkscrew Road Connectivity Continues to Improve
Transportation is one of the biggest topics surrounding eastern Estero right now.
Work continues along Corkscrew Road, including road widening and construction around the future Kingston Village Parkway intersection. Current plans call for a traffic signal at the Corkscrew Road intersection, with further connectivity toward State Road 82 planned in future phases.
There’s another transportation development worth watching this week: on August 19, the Village of Estero announced that FDOT will host a public meeting on August 31 regarding proposed improvements to I-75 between Golden Gate Parkway and Alico Road. Proposed improvements include additional lanes, express and auxiliary lanes, ramp modifications and other roadway upgrades.
For future Kingston residents, regional transportation improvements like these could become increasingly important as eastern Estero continues to grow.
🎓 A School Is Planned Within Kingston
Another major component of the Kingston vision is education.
The official Kingston website says True North Classical Academy is planned within the development as a tuition-free charter school.
A school located within or near a master-planned community can be particularly appealing to families looking for a neighborhood designed around everyday convenience.
🌿 Golf Cart and Outdoor Connectivity
Kingston is also being planned with internal connectivity in mind.
The proposed Kingston Village Parkway is designed with a shared-use pathway that could connect neighborhoods with retail, school activities and recreational areas.
That type of design reflects a broader trend in newer Southwest Florida communities: buyers increasingly want more than a house—they want neighborhoods where recreation, shopping and daily activities feel connected.

Kingston’s development infrastructure also continues to move forward behind the scenes.
The Kingston One Community Development District held its scheduled board meeting on August 19, 2026, with the next meeting currently scheduled for September 16.
CDD activity is worth following because these districts play an important role in planning, financing and maintaining infrastructure within major Florida master-planned communities.
