One of Bonita Springs’ most anticipated new communities is quickly becoming a reality.

Vivid Shores, located off Bonita Grande Drive, is a new gated lakefront community designed around large freshwater lakes, new construction homes and resort-style amenities. With both Pulte Homes and STOCK Luxury Homes actively building in the community, buyers now have multiple options ranging from contemporary single-family homes to larger luxury residences.

🌊 Lakefront Living Is the Main Attraction

Vivid Shores spans approximately 1,031 acres and is designed around multiple freshwater lakes.

Many homesites offer direct lake views, and select waterfront homesites may even accommodate private boat docks, adding another lifestyle element that is unusual in many newer gated communities in Southwest Florida.

For buyers prioritizing outdoor living, that means lanais, pools and outdoor entertaining areas can become an extension of the waterfront setting rather than simply overlooking neighboring homes.

🏡 New Construction Options Continue to Expand

Pulte currently lists homes in Vivid Shores starting around $754,990, with floor plans ranging from approximately 2,366 to more than 4,300 square feet.

At the luxury end of the community, STOCK Luxury Homes is building on larger 76- and 90-foot homesites, with residences generally ranging from about 2,700 to more than 4,000 square feet.

STOCK officially opened four new model homes at Vivid Shores in June, giving buyers the opportunity to see several of the community’s designs in person rather than relying solely on renderings or floor plans.

📍 New Homesites May Be Coming

Another development worth watching involves future Pulte homesite releases.

An August 1 agent-market update reported that Pulte was preparing another phase involving both its Sapphire and Aqua Series, including homesites with south, southwest, west and east-facing lake exposures.

No public release date had been announced at the time of that update, meaning buyers interested in specific lake exposures may benefit from watching availability closely.

This is especially important at Vivid Shores because the homesite itself can significantly influence the total purchase price. Recent reported lot premiums ranged widely depending on location, lake orientation and view.

🌴 Resort-Style Amenities

Vivid Shores is being designed around more than just the homes.

Planned community amenities include a roughly 14,000-square-foot clubhouse overlooking a 117-acre lake, along with:

  • Pickleball, tennis and bocce courts
  • Event lawn
  • Firepit gathering area
  • Dog park

The concept is centered around creating a resort-style lifestyle within the community itself.

🏗️ The Community Infrastructure Is Moving Forward

Vivid Shores is also relatively new from an administrative standpoint.

The Vivid Shores Community Development District (CDD) was established in September 2025. Property owners within the district are subject to annual CDD assessments that help fund community infrastructure and ongoing operations.

The CDD held its most recent scheduled board meeting on August 10, 2026, with another meeting scheduled for September 14.

For prospective buyers, understanding the CDD is important because these assessments generally appear on the property tax bill in addition to traditional HOA-related costs.
